staged building & pre handover inspectionsFor those who want to ensure as much as possible that building work is carried out as it is meant to be. This service can range from a series of inspections at each construction stage to one-off inspections at completion of a stage such as wall and roof framing, internal linings or practical completion (handover). These inspections apply to the construction of new homes to assess compliance with statutory requirements as contained in the Building Code of Australia 1996, and the Building Works Contractors Act 1995. This inspection is complementary to those inspections designated as mandatory in the structural engineer’s footing construction report such as trenching and reinforcement. Framing
It is essential that framing layouts be supplied, these generally have to be specifically requested from the builder. Brickwork
Needs to be done before fitting of wall insulation and wall linings. Internal Linings
Ideally this inspection should be done before finishing touches such as skirting boards and architraves are fixed. Pre Handover
We recommend that wherever possible that this inspection is scheduled at least four days before the handover so that you and the builder can use the report during your inspection. the procedureStages for inspection generally coincide with progress payments to the builder. Advance notice of two to three days is required and the builder must be notified of the impending inspection. Construction plans and specifications must be supplied to us prior to the inspection. the reportA written inspection report is usually available two to three days after the inspection date and can be delivered by e-mail followed by a printed copy by regular postal mail. |

We look at the quality of finish to concrete footings and slabs plus where possible check accuracy of location on the site.
Check compliance with the framing layouts, Australian Standards (AS1684 – Residential Timber Framed Construction) and general quality of workmanship.
Check of technical details such as weep holes, movement joins and wall ties plus general quality of workmanship.
Inspection of wall and ceiling linings such as plaster board and/or solid plaster.
Final stage when the building has reached practical completion. Includes second fix carpentry such as cupboards and robes.
